Foreign investors in US real estate, such as overseas pension funds, are leading voices demanding demonstration of ESG practices on the part of US real estate companies. In comparison, anti-woke efforts pursued by some opposing domestic parties argue against screening investments for ESG practices. They do this despite the fact that studies have shown that companies with ESG practices financially out-perform their peers who do not pursue ESG practices. These anti-woke voices are discouraging the SEC from creating required standards for integrated reporting on climate and carbon risk in corporate annual reports. Despite the discouragement by anti-woke stakeholders (who may indeed prevail in preventing the SEC from promulgating climate disclosure reporting standards) I believe that real estate companies that DO report on ESG practices will be at an advantage in pursuit of foreign capital investing in US real estate assets. This report provides insights into how foreign investors may be successful in influencing the US real estate industry to maintain and improve ESG practices.
